Mizner Residential Group Delray Beach Real Estate Blog

I’ve always been a big fan of happy hour. After a long day of selling Delray Beach real estate I like to get out and have some fun at my favorite local spots, but I also like to get home early (very helpful when you have a 15-month-old baby who likes to start her day at 5:30 a.m.)

The coronavirus has put an end to safely enjoying happy hour at the bar, but luckily many local restaurants have adapted and begun offering it at the tables. Here are some of my favorite local spots offering great happy hour deals at their socially distanced tables:

Delray Beach-area homes are selling at an all-time high & inventory is low.

Our neighbors up North and out West are flocking South. Between the pandemic and taxes, sunny South Florida is looking more and more attractive to our feeder markets.

Most people want single family homes with yards (huge bonus if it has a pool), and there aren't enough houses to satisfy this influx of new Floridians. As we all know, whenever supply is less than the demand, home values are given the opportunity to rise.

If you've been on the fence about selling, now is the time to act and get top dollar!

Pam Orzan is originally from Cleveland, and she has called Delray Beach home for over 20 years. Pam has consistently won awards since starting her real estate career in 2000. Here, she shares what she loves most about real estate and the South Florida lifestyle.

Why did you choose to become a real estate agent?

My background was in the apparel industry. I was 28 and an assistant buyer for a women’s fashion catalog. I found myself inside all the time, and not happy with my career. My mom had her house on the market, and I went over for dinner. Her realtor was there. She was happy, social, and a lot like me. She convinced me to give it a try, and if I didn't like it, I could go back to my old career path...meanwhile 20 years later!

Rolly Mouchaty is the newest addition to the Mizner Residential Group team. Here, she shares what she loves most about real estate and the South Florida lifestyle.

Why did you choose to become a real estate agent?

I have the freedom to work from anywhere. I can work from home, my car, the coffee shop, or even the beach or any place in the world. I can create my own schedule, so I spend more time with family and friends. No profession allows me the privilege to plan and choose how to manage my time better than Real Estate. There are laws to obey and rules to follow as a real estate agent, but there’s also plenty of room to run your business as you like.

What do you love most about your job?

I love real estate because you never stop

New Restaurants in Delray Beach & Boca Raton

Although it might seem like an odd time to open a restaurant, several new spots have recently opened up in Delray Beach and Boca Raton. Here are some new spots to try out!

Hawkers Asian Street Fare is a great new addition to the Ave. because there is nothing else like it. (Let’s be honest, the Ave. definitely doesn’t need another Italian restaurant or ice cream shop). Inspired by the food centers and street fare of SE Asia, Hawkers serves up a variety of unique Asian small plates, noodles, rice dishes, and salads. Outdoor seating is available. Hawkers is located at 640 E Atlantic Avenue, Delray Beach.

End of the Ave. is a casual new spot by the eastern end of Atlantic that serves hotdogs, tacos, and other snacks that can easily be transported

Osceola Park

The recent quarantine has many people asking for bigger yards that are a quarter acre or larger. There is a limited amount of properties in Delray Beach with yards this big, as land values have appreciated substantially in the last 10 years. Most newer build communities have smaller lots- many even zero lot line- even with price points in the million-dollar range.

Real estate buyers and investors are speculating the future values and buying lots in East Delray with homes built in the 1950s and 60s. Ultimately these homes are torn down to build new structures, although some owners keep the existing structure and rent them out to gain income while land values appreciate.

Private pool

Since we began staying home due to the pandemic, people everywhere have been rethinking their living situation.  Some are improving their homes, while others are thinking about moving. A majority of the calls we’ve received lately are from people interested in buying a new home, and after speaking with them I’ve noticed some trends. Here is what is in demand right now:

Pool homes near the beach
Online searches for homes with pools have skyrocketed, and it’s the #1 thing that prospective home buyers are asking us for these days as well. There is a limited supply of non-mandatory equity membership (country club) pool homes with reasonably priced HOA fees and amenities.

Do you find yourself watching movies or binge watching TV shows all the time because of the Covid-19 stay-at-home order?  In Florida, the stay-at-home order is set to expire Thursday, April 30th.  Broward, Palm Beach and Miami-Dade counties are re-opening recreational facilities Wednesday, April 29th, with limitations.  The Governor will soon announce plans for reopening non-essential businesses but I think it's safe to say that the plan will not include theaters, stadiums, fully operational restaurants, and the like on the first go around.  I'm sure many people will continue
