Although we already live in paradise here in South Florida, sometimes it’s nice to pack a bag and go somewhere to kick back and recharge. Luckily there are many incredible resorts just a short drive away, making it possible to take a staycation without having to travel far at all. Sundy House in Delray Beach

Although it’s only located a few blocks from the Ave., Sundy House feels like you’re somewhere far from Delray. Built in 1902, the Victorian structure has an Old Florida feel, and outside you’ll find serene paths of turtle and fish-filled ponds, waterfalls, streams, gazebos, and the oldest documented Royal Poinciana tree in Palm Beach County, planted in 1919.

A new wine bar is coming to downtown Delray Beach, just in time for the busy season! The Wine Room will be moving in at 411 E. Atlantic Avenue, in the space that was formerly Cafe Martier. The new owners will be renovating the space throughout the summer and most of the fall, and expect the bar to be ready for a grand opening by the new year.

The Wine Room will showcase an assortment of over 200 hand-selected wines that can be sampled by 1oz, 2.5oz or 5oz pour sizes on state-of-the-art wine dispensing machines. It will also will feature a full kitchen serving meals, starting with brunch at 11 a.m. daily. First time and prospective home buyers are often very excited to purchase their first home, and it is my job to make them comfortable during the often stressful process. Here’s my advice for first time home buyers:

1. Know your finances.  How much do you want to spend per month on the property?  How much do you have in the bank for a down payment?  Do you know that you are going to need to have private mortgage insurance, which is going to make your monthly payment higher than if you put a larger down payment down?  Do you know that it costs money to borrow money?

Buyers thinking they have leverage in purchasing properties when they do not.  Often they will go directly to the listing agent, and ask them to cut their commission and low ball the sellers.  This rarely works, as the agreement that the listing agent has with the seller is what governs the deal.  A good agent will protect their customer's best interests first and foremost. 

Giving sellers a short time frame to accept an offer.  Unless the buyer is paying cash, and giving a very high-priced offer (at, close to, or above asking price), give the seller some time to accept the offer.  Pressuring the seller with time to accept an agreement does not work in a sellers’ market.

Here are some tips for explaining the undesirable features in your home for sale.

Buying a home can be both exciting and stressful at the same time.  Knowing what to look for when purchasing a home is essential to all buyers looking.

Construction Quality.  How is the house built?  Is it made of concrete or wood, or other.  Find a copy of the building plans and make sure a structural engineer explains the construction quality of the home prior to purchasing.  Buying a property that is not built well, has foundation problems, or other is important to know going in.

Location of the property.  Is the property in an area where the home values are stable?  Is there high crime in the area?  Is the home in a highly rated school district?  Is the property located near a power substation, a main road, or in an area with bad soil

When you represent a buyer in a sellers’ market, many different factors come into play. Here are some tips for success, according to Jeremy Olsher, broker of Mizner Residential Realty in Delray Beach, Florida:

1. The Realtor showing the property needs to know all of the comparable sales in the last 90 days for any community that a particular buyer is looking at.  This way, the Realtor can educate the buyer to how fast homes are selling, how close to asking price, the average price per square foot, and what kind of terms the seller has been accepting (cash, mortgage, seller financing, etc). The numbers don't lie, and setting expectations early with your buyers is essential.

When restrictions for Americans traveling to Cuba were loosened last summer, my fiancé and I rushed to check it out. Before it becomes Americanized by hotel and restaurant chains, I wanted to see the Caribbean’s largest island for the archeological and historic World Heritage site that it is- with all of its pre-revolutionary buildings, unadulterated local culture and colorful classic cars.
