Osceola Park

The recent quarantine has many people asking for bigger yards that are a quarter acre or larger. There is a limited amount of properties in Delray Beach with yards this big, as land values have appreciated substantially in the last 10 years. Most newer build communities have smaller lots- many even zero lot line- even with price points in the million-dollar range.

Real estate buyers and investors are speculating the future values and buying lots in East Delray with homes built in the 1950s and 60s. Ultimately these homes are torn down to build new structures, although some owners keep the existing structure and rent them out to gain income while land values appreciate.

Here are some of the East Delray neighborhoods with no homeowner’s

Private pool

Since we began staying home due to the pandemic, people everywhere have been rethinking their living situation.  Some are improving their homes, while others are thinking about moving. A majority of the calls we’ve received lately are from people interested in buying a new home, and after speaking with them I’ve noticed some trends. Here is what is in demand right now:

Pool homes near the beach
Online searches for homes with pools have skyrocketed, and it’s the #1 thing that prospective home buyers are asking us for these days as well. There is a limited supply of non-mandatory equity membership (country club) pool homes with reasonably priced HOA fees and amenities.

Do you find yourself watching movies or binge watching TV shows all the time because of the Covid-19 stay-at-home order?  In Florida, the stay-at-home order is set to expire Thursday, April 30th.  Broward, Palm Beach and Miami-Dade counties are re-opening recreational facilities Wednesday, April 29th, with limitations.  The Governor will soon announce plans for reopening non-essential businesses but I think it's safe to say that the plan will not include theaters, stadiums, fully operational restaurants, and the like on the first go around.  I'm sure many people will continue

With Florida's Stay at Home Order currently in place due to COVID-19, there are many adults and kids at home every day, all day.  Our daily routines have been disrupted and all of a sudden we are juggling a whole new set of responsibilities from the home front.  We're trying to conduct business as usual in our make shift offices even though our kids and pets have other ideas for us.  Structure for the children is imperative if we are to maintain any semblance of our past life when we used to go to work.   It's a huge effort to coordinate and manage school, play, and leisure time for the kids in addition to your own responsibilities.  On top of everything else, there is a lot more cooking that is needed to keep the family

No HOA

It seems like most of the homes in South Florida are in HOA communities, even so, there are still many people that seek out a new home that is not. The reasons that people want homes in non-HOA communities are many. What is your reason?  Perhaps you want your own personal gym or a pool right outside your back door.  Maybe you only spend three months out of the year at your South Florida Home.  Other people prefer their amenities being outside of the community they live in.  Still others, just don't use the amenities.  Whatever your reason - East Delray Beach provides options.  Here are some neighborhoods in East Delray Beach with no HOAs.

Please Support Local Businesses

We’ve been sheltering-in-place for several weeks now, and it’s important to remind ourselves of all the positives. We have more time to spend with our families, we’re able to connect virtually with friends, colleagues, and distant relatives, and we can support local businesses that need us now more than ever. With that said, how many times have you asked, “What should we eat for dinner?”

Below are a few of my favorite restaurants to order from that are still open for take-out and delivery.

FlyBird in Delray Beach serves up delicious natural chargrilled chicken along with salads, sandwiches, comfort foods and homemade desserts. I recommend the Chicken Greek Salad, the Chicken Pot Pie (they often sell out so order it

Perhaps you've always wanted to live in a high rise condo on the beach or intra-coastal so you can enjoy million-dollar panoramic views.  With all the new construction in Delray Beach, you might have heard that the maximum overall building height is 38 feet not exceeding three stories within the Atlantic Ave area.  Outside of the Atlantic Ave limited height area, the maximum overall building height is 54 feet not exceeding four stories.  The maximum overall building height is defined in the Delray Beach Land Development Regulations section 4.4.13.  If you're in the market for a condo with a scenic view, don't fret.  There are high rise condo buildings in Delray Beach that are grandfathered under previous building
