New Construction Real Estate

Purchasing a new construction home can be a very complicated process.  Don't give up your right to be represented by a licensed real estate agent of your choosing.  Many people assume that they will get the best deal by working directly with the builder's agent, however, this may not be the case.  Builder Agents work directly for the builder and therefore put the builder's best interests first.  The builder's agents are eager and ready to assist buyers, however, they do not represent the buyer in the transaction.  Having a Realtor on your side gives you that extra support that you may need while dealing with the sales staff and any bumps in the road that might come up during the buying process.  If you seek peace of mind about your decision to buy new

We’ve mentioned the weekly Delray Beach Green Market before—namely the fact that the market was open during the summer, something that the City of Delray Beach hoped would encourage year-round residents to mingle and enjoy the downtown area. But now that season is getting started, the real, true Green Market is back and bigger than ever. One of our favorite things to do on the weekends at Mizner Residential Realty has always been to check out this weekly local event, and now there are more reasons than ever for you to look into it, too. Although we already live in paradise here in South Florida, sometimes it’s nice to pack a bag and go somewhere to kick back and recharge. Luckily there are many incredible resorts just a short drive away, making it possible to take a staycation without having to travel far at all. Here are some of our favorite Palm Beach County resorts to escape for a staycation!

Sundy House in Delray Beach

Although it’s only located a few blocks from the Ave., Sundy House feels like you’re somewhere far from Delray. Built in 1902, the Victorian structure has an Old Florida feel, and outside you’ll find serene paths of turtle and fish-filled ponds, waterfalls, streams, gazebos, and the oldest documented Royal Poinciana tree in Palm Beach County, planted in 1919.

A new wine bar is coming to downtown Delray Beach. The Wine Room will be opening up at 411 E. Atlantic Avenue, in the space that was formerly Caffe Martier. The owners have been renovating the space since the summer of 2018 and expect the bar to be ready for a grand opening in Spring 2019 sometime between April and May.  The Wine Room was originally set to open in September 2018, however, unexpected construction issues delayed the grand opening by several months.  The space’s electrical system, floor, roof and air conditioning all had to be replaced.  Luckily for the residents and visitors of Delray Beach, the owners didn't give up on their vision and abandon the project.  It is evident that the the restoration of 411 E. Atlantic Ave. has truly been a

First time and prospective home buyers are often very excited to purchase their first home, and it is my job to make them comfortable during the often stressful process. Here’s my advice for first time home buyers:

1. Know your finances.  How much do you want to spend per month on the property?  How much do you have in the bank for a down payment?  Do you know that you are going to need to have private mortgage insurance, which is going to make your monthly payment higher than if you put a larger down payment down?  Do you know that it costs money to borrow money?

If you want to buy a property for $200,000, and have $10,000 in the bank, just know that there are ways to ask for the seller to pay for your closing costs, that could add up to

Buyers thinking they have leverage in purchasing properties when they do not.  Often they will go directly to the listing agent, and ask them to cut their commission and low ball the sellers.  This rarely works, as the agreement that the listing agent has with the seller is what governs the deal.  A good agent will protect their customer's best interests first and foremost.

Giving sellers a short time frame to accept an offer.  Unless the buyer is paying cash, and giving a very high-priced offer (at, close to, or above asking price), give the seller some time to accept the offer.  Pressuring the seller with time to accept an agreement does not work in a sellers’ market.

Looking for a bargain in a hot market. Buyers often learn the hard way when
