New Construction Real Estate

Purchasing a new construction home can be a very complicated process.  Don't give up your right to be represented by a licensed real estate agent of your choosing.  Many people assume that they will get the best deal by working directly with the builder's agent, however, this may not be the case.  Builder Agents work directly for the builder and therefore put the builder's best interests first.  The builder's agents are eager and ready to assist buyers, however, they do not represent the buyer in the transaction.

A common misconception that many buyers have about a new construction purchase is that they will see savings if they do not hire a Realtor.  Buyers should hire a real estate agent in order to have their side of the deal professionally represented.  The buyers realtor shoulders the responsibility to get the best deal with the most favorable terms for the buyer while also watching out for their best interests.   Commission on new construction is paid by the seller (builder) so if a buyer chooses to have a Realtor, their wallet will not be affected.  The bottom line is that there is no downside for buyers to hire a Realtor to represent them throughout the process.  Don't wait - call us today.  Our Realtors are ready to assist you now.

Once you decide to start looking at new construction, it is important to remember that your agent must go with you to see properties.  If the agent is not present during the first visit, it is possible that you will not be properly represented.  If you are ready to start looking at new construction - call Mizner Residential Realty at 561.495.1516.  We will promptly assign a Real Estate Agent to work with you throughout the process to ensure that your best interests are always protected.  Once we assign a buyer Realtor - the Realtor will be able to expertly assist in writing up your offer to protect you.  The Realtor will also negotiate extras, assist you in finding the right financing option, finding a home inspector that works for you, oversee home inspections, and provide guidance about  upgrades and how they affect resale price.  Often times, builders refuse to lower prices because they do not want to set a precedence for future buyers.  If the price cannot be negotiated - the Realtor may be able to find more creative ways to sweeten the deal for you.  Our Realtors have been able to get builders to pay closing costs and throw in an upgrade or two at no additional cost to the buyer.
