How to Explain Those Undesirable Features in Your Home for Sale

After selling everything from properties that back to major highways, properties with neighbors on both sides with unkempt yards, and properties that have not been updated ever since being built 40 years ago, it is true that "there is a buyer for every house." Here are some tips for explaining the undesirable features in your home for sale.

Focus on the positives of the property. This is a good way to put a positive spin on seemingly undesirable features. For example, if the house backs to a main road, focus on the fact that the property is a new home built by Lennar with impact windows and a large backyard. If the neighbors have unkempt yards, focus on that the neighborhood is up and coming with no HOA fees and close to the downtown area. If the property has dated from 40 years ago, focus on how well kept the home is, and call it "retro", and state that these cosmetic issues are an easy fix to a new buyer.

Hire a professional photographer to take high-definition resolution (HDF) photos and aerials. The goal is to get people viewing the property online, who often call and have their Realtors set up a showing from the great photos.

Stay positive. As a Realtor, it is important to listen to your customers’ needs, and to kill them with kindness. Remember that even if there is a seemingly undesirable feature, what is undesirable to some, could also be a positive to another.  See the best in everything, and disclose, disclose, disclose!
