The recent quarantine has many people asking for bigger yards that are a quarter acre or larger. There is a limited amount of properties in Delray Beach with yards this big, as land values have appreciated substantially in the last 10 years. Most newer build communities have smaller lots- many even zero lot line- even with price points in the million-dollar range. 

Real estate buyers and investors are speculating the future values and buying lots in East Delray with homes built in the 1950s and 60s. Ultimately these homes are torn down to build new structures, although some owners keep the existing structure and rent them out to gain income while land values appreciate.

Since we began staying home due to the pandemic, people everywhere have been rethinking their living situation.  Some are improving their homes, while others are thinking about moving. A majority of the calls we’ve received lately are from people interested in buying a new home, and after speaking with them I’ve noticed some trends. Here is what is in demand right now:

We’ve been sheltering-in-place for several weeks now, and it’s important to remind ourselves of all the positives. We have more time to spend with our families, we’re able to connect virtually with friends, colleagues, and distant relatives, and we can support local businesses that need us now more than ever. Perhaps you've always wanted to live in a high rise condo on the beach or intra-coastal so you can enjoy million-dollar panoramic views. With all the new construction in Delray Beach, you might have heard that the maximum overall building height is 38 feet not exceeding three stories within the Atlantic Ave area. Outside of the Atlantic Ave limited height area, the maximum overall building height is 54 feet not exceeding four stories. The maximum overall building height is defined in the Delray Beach Land Development Regulations section 4.4.13. If you're in the market for a condo with a scenic view, don't fret. There are high rise condo buildings in Delray Beach that are grandfathered under previous building regulations.
